Magnolia Inventory Update – October/November 2012

Inventory in Magnolia continues to remain stable, with the difference being a lower number of listings with pool in a popular price range ($400K to $500K). Sales activity continues to revolve below $500K, with or without a pool. Average days on the market across all price points is slightly lower than last month (72, down from 77), and 28% lower than October last year – meaning, that the turnover levels in the popular price points continue to offset the extended time experienced by the luxury market ($500K+). The Magnolia area continues to draw buyers that are ready to leave the burbs and smaller lots behind and has really become the only game in town as far as getting a great home with 1/2 acre+, still zoned to highly acclaimed schools, and a relatively short commute. As The Woodlands draws more and more mid –large corporations, the demand for an easy drive and country feel will continue to increase.
