Mission Possible – How to get ahead on your Move Strategy

Your mind is set – you want to make a change for the better. Whether an upsize, downsize, work-related, or simply because you need a change, it’s always good to know what others are experiencing right now in this absolutely crazy sellers market in our community.

To set the stage, there are an awful lot of frustrated buyers out there waiting for the right home to pop up in the market. They tirelessly monitor HAR.com, our mobile app, and other computer-based portals. Some have opted to stay put and remodel (not a bad choice, mind you), and folks from out of town choose to lease — but they still live by the phone waiting for the notification. Once the perfect one comes up, though, it’s quickly snatched by someone else that has gone through the same cycle – and after it’s all said and done, the dreaded OP (Option Pending) status shows right next to it…  Sound familiar?

The above written, here are a few things to keep in mind as we partner together in your move strategy. Be warned – you’ll hear some (if not all – or more!) of these throughout our conversations. After all,

– Be pre-approved – To restate the obvious in our market, pre-qualified just doesn’t cut it anymore when submitting your offer. Good agents will call your lender to verify this status (we do) – and this can make a world of a difference when your offer is presented to the Seller. You must take the time to talk to your lender and have a current pre-approval letter — so that when the right property comes up, be ready to pull the trigger – and this is true when you’re still the owner of your current home.

– Be aware of your target neighborhood – It’s not only about your home, but also about where you want to live! There’s so much more to consider when moving to a new environment. How’s traffic? Where are the schools, the hospitals, the grocery store. Be sure that your new home matches your lifestyle. At the end of the day, it’s you and your family that will be living there – and we want to make sure that you are happy there!

– Be ready and available to make decisions – By no means this is intended to sound like you need to rush to make a call on where you will live, but if your mind is set, and you envision yourself there, know that right now it might take minutes for an offer to be negotiated and accepted – and can make the difference between the house being yours or someone else’s. This applies if you’re in either seat (Seller or Buyer).

 Be prepared to sell. If you have a house to sell, know that your home will sell. Much faster if it has the right stuff and is priced right. We have just listed several properties during the traditionally “slow” winter, and those sellers that follow our recommendations for staging/updating and select a price within the suggested range get better-than-expected results within days. But it’s not only about selling it fast — the goal is to make sure you can select the right offer on the terms that are more convenient to you.
