New Home Inventory Update – October / November 2012

Builders in East Shore, May Valley, and Creekside continue to expand neighborhoods very quickly – One key element to note is that, as land in The Woodlands becomes a commodity, prices have had a tendency to go up in the last few months – at the tune of roughly $30,000 per home, and up to $70-$80,000 in some neighborhoods. This is great news for the strength of our community and an indicator that real estate is still one of the best investments out there.

Not all of the appreciation has already occurred — my conversations with the builder community demonstrate that prices will continue to climb throughout the remaining 3-4 years of build out we still have in the newer villages. Also, as a bright spot, there are still some great deals to be had. In particular, most builders fiscal year ends in November and December. As you can imagine, the builders are not in the business of collecting homes, so contact me if you are interested in moving up to a new home, please bring me in early in the process. I will be happy to share with you how I have been able to procure significant discounts for my clients. Also, Happy Holidays from the Development Company as they are offering a $2,000 shopping card for new homes contracted in November and December. That is a nice gift!
