The Woodlands Inventory Update – September/October 2012

As I was sharing with you earlier, homes are selling in a very short time. For example, the average days in the market for a single-family home in Zip code 77382 was 40 days across all price points in September, down 53% from last year’s average (84). Coupled with a reduction in new listings in some areas (40% reduction from August to September in 77382) inventory continues to be extremely tight across the board with a few exceptions. Homes with pools continue to be in high demand across all price points, and multiple–offer situations are becoming more common. 77382 is definitely the hot spot in The Woodlands at the moment although activity in 77380, 77381, and 77384 continues to be increase as buyers look for homes that are closer to I-45 to reduce that commute time.
