The Woodlands Inventory Update – February/March 2013

Unprecedented is perhaps the best way to describe our market these days. A great property that is priced correctly has multiple offers and backup contracts (yes – plural) within the first few days in the market. We attribute the lack of listings to the fact that people might be nervous in not being able to find a new home when their home sells – or simply they’re happy with the potential appreciation given the movement in their neighborhood and decide to ride it out for a little longer.

Our firm’s approach to this overall lack of inventory is to be proactive — in essence, preview and sell the properties before they hit the open market – we communicate routinely with over 4,000 agents in the region to get a first look into any property that fits our buyers’ needs. We’ve been successful with this strategy, and we’re happy that our clients appreciate it. By the same token, we have been successful proactively marketing the properties in our listing portfolio and have been happy to get our sellers’ homes sold prior to going live on market or within a few days of listing.
