The Woodlands Inventory Update – October/November 2012

October saw a slight lull in activity – typical of earlier cycles – although not quite as pronounced, as homes continue to move relatively quickly compared to last year. This small decrease in activity can be attributed to folks that have been on the fence on whether to buy now or wait for the spring/summer cycle (whether tied to the election or not), in anticipation of the best deal possible. With the exception of Zip Code 77380, the amount of sold homes was lower than September, but the time on the market continues to be well below 2011 averages (25% lower, on average across Zip Codes). The price points with the most activity are from $100K to $400K (with and without a pool), with anything above $400K moving just a tad slower.
 

What does this mean for buyers and sellers considering a purchase/sale now? With inventory levels continuing to be on the low side, buyers need to be ready to move quickly once they identify the right home for them. Multiple offer scenarios are becoming more common as ready buyers descend on well-priced and well-marketed properties. On the selling side, don’t wait until after the holidays to list your home! With all of the uncertainty revolving around what the result of this week’s elections will do to interest rates, many buyers and investors are stepping up their time table to get a home under contract while the rates continue to be a historical low. While your home may be affordable to buyers at a 3% rate, it may not be at 5-6% so the time is now. Please don’t hesitate to call me if you need a snapshot on how your home fits into this market.
