Now that we are past the uncertainty of the election, it seems like the market (stock and real estate) is starting to wake up from a prolonged torpor. 2016 has been an unusual year, to say the least. However, it is important to remember that we are still sitting in one of the fastest growing counties in the state with many positive indicators that should boost our local market. With oil prices on the rise and the new hospitals slated to open in 2017, I’d say we are starting to turn the corner!

That said, if you are looking to buy, now is a great time. Prices are still substantially lower than last year and the interest rate on your mortgage is not likely to get any lower. 30 year notes are hovering around 4% and a 15 year note, if you can swing it, can save you 1/2 to 3/4 of a point. Rates have been slowly ticking up over the last 4-6 weeks and that trend is expected to continue. All of these signs point to “Buy”.

If you are a seller in this market, bear in mind that inventory levels are quite high giving buyers the luxury of choosing the best value out there. If you want to be sold sooner rather than later, be open to reasonable offers and flexible on points that may not be as important to you as they are to your buyer (i.e. closing date, non-realty items, etc.). If you are going to sweeten the pot, now is the time to do it!
