What should you ask before you hire a home inspector?

Hiring the right home inspector is important — it is in your best interest for the inspection to be thorough during the purchase process to get the best picture possible of the home’s condition. This written, here are a few questions that you should always ask him/her while you look for the right inspector.

 

What are your qualifications?  –  As with most professions, experience counts. You want to check how long the inspector has been in the business, and how many homes like yours he has inspected. Also ask about his credentials.What professional training programs has he completed? Does he belong to a recognized home inspection association? Is he certified in the State?

 

What does your inspection cover? –  A home inspector should be able to present you with a detailed list of what is (and what is not) covered in the inspection. Further, inquire, and get assurance in writing, that the inspections are tied to local (county) and State building codes and regulations.

 

How long will the inspection take? –  On average, a typical single family home should take two to three hours to inspect properly. This should help you assess whether (s)he will do a thorough job or if you should expect a quick “run-through.”

 

May I contact some references? –  As with most service-related professions, you need to do some due-diligence to make sure (s)he is the right person for you. Don’t be afraid to make a few calls to verify that the person that wants your business is the right one.
